Welcome to the Lucy Lending Team. A website created to have a place to learn about our team, the market and how we can assist you with your mortgage needs in the Charleston area. Zach Larichiuta, a local Charleston Mortgage Lender, wanted to create a website for everyone to have as a resource to learn about the mortgage industry and as questions arise, be available to help. My name is Zach Larichiuta and I am a mortgage professional in downtown Charleston, who has been in the industry for over 14 years. I have recently formed a team, to be able to assist me with my goal of assisting each client with the best communication possible and to facilitate a smooth, stress free mortgage process. One question I get asked often is in regards to the fact that I am a direct mortgage lender; what that means and how it differs from a mortgage broker. As a direct mortgage lender, we cut out the intermediary that a broker would act as to their lending sources. This ability to cut out the “liaison” role will often times shorten the closing timeframe and also streamline the guidelines you must satisfy in order to be approved for the loan. We sell our loans directly to Fannie Mae, Freddie Mac and Ginnie Mae; where a broker sells first to the lender they are utilizing for that particular loan and then it is sold to the three entities mentioned before. This additional step often times lends itself to additional overlays for guidelines as precaution for the lender at the end of the transaction and can make the process more tedious and frustrating for the red tape you need to get through for an approval. We offer all of the same products and often times have more flexibility with our products than a broker, due to the fact that a broker may only have a handful of products from various lenders that do not fill your mortgage lending needs.
